Articles, guides and listings are general information, shared in good faith and with sources where possible. They are not legal, tax, immigration, financial or investment advice. Laws and costs in Costa Rica change; always confirm with a licensed Costa Rican attorney, notary, accountant or other qualified professional before you act.

Listings, prices and exchange rates

Property details, prices and availability come from owners, builders and developers and can change or contain errors. Prices shown in US dollars when the seller prices in colones (or the reverse) are approximate and move with the exchange rate. Nothing on this site is an offer or a contract. Verify everything, including title and permits, through proper due diligence before you buy.

Third-party sites and tools

Some pages link to or embed other sites, such as the Sea Breeze builder, Expat Properties listings and Harmony Homes. I don't control those sites and am not responsible for their content or privacy practices.

Your use of the site

Please don't misuse the site, submit false information, send spam through the forms or try to disrupt it. The photos, text and design are owned by Emey Kolb or used with permission; please ask before reusing them.
